What is a Subdivision?

A Subdivision is the dividing of a single parcel of land into two or more parcels (including lot line adjustments) with each given a separate title.  Approval and endorsement is required by the local municipality before a subdivision can be registered with the Alberta Land Titles Office (LTO). 

What is a Tentative Plan?

A Tentative Plan would form part of your Subdivision Application and would show location of the proposed subdivision, legal description of the land, dimensions of the proposed lot(s), all easements and right of ways, building locations and setbacks and other information required by the municipality.

What is the Difference between a Plan of Survey & Descriptive Plan?

A Subdivision by Plan of Survey is required when a parcel of land is subdivided into several lots and land is dedicated to the Crown for Roads and Reserves. A legal field survey is conducted to sufficiently establish the boundaries of the original parcel of land and legal survey posts are placed in the ground to establish the new parcel boundaries. A Plan of Survey is prepared showing the measurements and dimensions of existing and new parcel boundaries. 

Descriptive Plan is a metes and bounds description that shows your Subdivision graphically on a plan which is not surveyed in the field.
