A Subdivision is the dividing of a single parcel of land into two or more parcels with each given a separate title (including lot line adjustments). Approval and endorsement is required by the local municipality before a subdivision can be registered with the Alberta Land Titles Office (LTO).
A Tentative Plan would form part of your Subdivision Application and would show location of the proposed subdivision, legal description of the land, dimensions of the proposed lot(s), all easements and right of ways, building locations and setbacks and other information required by the municipality.
A Subdivision by Plan of Survey is required when a parcel of land is subdivided into several lots and/or land is dedicated to the Municipality for Roads and Reserves. A Field Survey is conducted to sufficiently establish the boundaries of the original parcel of land and Statutory Iron Posts are placed in the ground to establish the new parcel boundaries. A Plan of Survey is prepared showing the measurements and dimensions of the existing and new parcel boundaries.
Descriptive Plan is a metes and bounds description that shows your Subdivision graphically on a plan which is not surveyed in the field.
The cost of a Subdivision Survey is determined by the nature and complexity of the property and subdivision. Price can be dependent on a number of factors such as size of property, survey evidence available, location, and other requirements listed in the conditional approval from the municipality, etc.
